About the Role 

As a Commercial Manager you will be directly responsible for the financial success of a major project or campus within a division. This is an outstanding opportunity to be part of an integrated & collaborative delivery team. You will be working with people from a variety of disciplines including MEP, CSA, EH&S etc. Collaborate closely with project team and other stakeholders to ensure effective commercial and cost management of a project or program of projects throughout the organization from inception through to close out. You will have accountability for the financial performance of the project.

As the commercial representative, you will support and assist the team with solving problems and overcoming project challenges. Responsible to ensure that all operations are carried out to control costs, maximizing value, minimizing future liabilities and maintaining the required standard of quality and safety whilst also ensuring that maximum efficiencies are obtained and full compliance with the Yondr governance procedures and Yondr Values are achieved.

The Commercial Manager is also responsible for implementing financial controls necessary to lead and administer the complete construction cost control systems. This will include how the company tracks budgets, commitments, expenditures, and forecasts that will ultimately be used to demonstrate competitive project delivery and establish strong benchmarks. This position will support major Data Center construction projects across Yondr.

 

Main Responsibilities 

/ Take full responsibilities for all financial procedures on your project.

/ Lead the commercial function and be accountable for its success.

/ Lead the project so they adhere to and correctly execute the procurement process, to ensure best value for money, compliance, and the business interests are protected. This includes completion of the tender process, production of tender recommendations and negotiation and production of contracts.

/ Produce tenders for new work and present to the leadership team for authorization.

/ Advise on procurement routes and contracting methodologies.

/ Provide cost advice/review to the leadership team, board, stakeholders, and client at different stage gates, design maturity stages and construction stage.

/ Ensure compliance within the supply chain regarding insurances and in country legislation.

/ Actively manage risk; produce and maintain risk registers

/ Complete the external tender process in a timely and competent manner within the organization governance purview.

/ Complete the valuation process in a competent and proactive manner and actively manage the project cash flow. This includes agreement valuations up and downstream and instructing accounts to invoice clients and pay the supply chain.

/ Actively manage the change management process. Ensuring contract variations are identified, tracked, valued, and turned into agreed variation orders with the client and supply chain in a timely manner, escalating contentious issues internally promptly.

/ Undertake exemplar contract administration, ensuring payments, instructions and the correct contractual notices are served and in a timely manner.

/ Attend and if necessary, chair meetings with the project team, works contractors, supply chain and internal stakeholders.

/ Close out final account and retention releases in a timely manner.

/ Compiling and presenting key operational and commercial updates to the divisional leadership team, board, any stakeholders, and clients representative. Along with monthly commercial management reporting.

/ To manage relationships with project team, contractors, supply chain, stakeholders, and clients.

/ To provide line management duties within the commercial team including setting work task, planning coverage during absence, providing regular feedback, opportunities to develop, succession planning and performing formal performance reviews.

/ Adhere to and ensure teams adhere to the governance process.

 

Qualifications and experience 

/ Bachelor’s degree in quantity surveyor, construction management, engineering, finance, accounting, or related field or equivalent education and/or relevant experience.

/ 10 years’ experience with construction cost management responsibilities that may include preconstruction planning, cost management strategies, cost coding structures, commits/spends/forecast processes, reviewing contractors/consultants’ cost proposals for major engineering and construction projects.

/ Experienced in Mechanical, Electrical & Plumbing commercial working knowledge.

/ Previous experience with the Data Center sector within APAC, establishing infrastructure in new markets of construction work in a data center environment in particular with costing experience in white space/technical fit-out works is preferable. 

/ Creative thinking capability and provision of both commercial and technical solutions.

/ Previous experience of successfully carrying out a similar role preferable.

/ Member of a professional body desirable.
