About the Role 

As a Commercial Manager – EMEA, you will be responsible for the financial success of part of our flagship 100MW campus in Slough. Working for an Owner/Developer you will be able to create and lead the E2E commercial project strategy and execute the project commercial governance coordinating both internal teams and external vendors as required to deliver the build to budget.  

This role is suited to an individual driven by high standards, someone who has a proven record in taking data centers and/or major projects through the full project lifecycle. In addition, you will be able to show understanding and capability of resolving complex issues and have excellent negotiating skills.  

You will have experience of creating and leading skilled multidisciplinary teams with a hands-on approach. Evidence of strong interpersonal and people management skills are essential. To proactively set industry leading standards and culture for all assigned projects and to take appropriate action where necessary.  

You will build and maintain strong and trusting relationships with your team, our vendors and our clients. Working in a fast moving industry you will have to be able to deal with constantly evolving client demands.  

You will be expected to ensure the project teams are using commercial best practice to protect the business interests and ensure accurate forecasting. As part of your role you will assess and authorise all bid recommendations ensuring they are in line with the project objectives and that risk and opportunities are identified and have appropriate management plans in place.  

Yondr’s delivery philosophy is based on partnering and data driven reporting.  The role will require the Commercial Manager - EMEA to be comfortable working collaboratively in an integrated team. A fundamental of our execution strategy is that project controls are led by our controls subject matter experts to drive towards true “Single Source of Truth'' project reporting. The candidate will need to demonstrate solid understanding of project controls, the data and how to best use it to drive intelligent and fact based decisions making.  

This role will require frequent travel to project sites across the EMEA region.

Main Responsibilities 

/  Manage and coordinate the project commercial team (external consultants).

/  Inform, Implement & execute the procurement and contract strategy, best suited to the regional market.  

/  Ensure the project adheres to and correctly executes the procurement process, to ensure best value for money, compliance, and the business interests are protected. This includes completion of the tender process, production of tender recommendations and negotiation and production of contracts.  

/  Ensure company project policies/procedures/governance are adhered to by team members. 

/  Manage and and drive the maturity of the Cost Plan to ensure the design can be built for the approved budget.  

/  Heavily support (to underpin the Cost Plan) the commercial input required within the design process through preconstruction to contract award. 

/  Have an understanding of CAPEX and the in-country market cost/benchmarking indicators. 

/  Prepare and evaluate all construction/services budgets with the technical leads.  

/  Engage with the design team to understand the basis of design development and any changes which are being presented are commercially analysed & considered.  

/  Review supply chain bid placement reports and provide recommendations for approval by the leadership team.  

/  Along with the other project stakeholders, review relevant information and ensure compliance with the Owners Requirements and report any divergences.  

/  Coordinate and manage the commercial completion of all Tennant requested changes  

/  Manage, finalise and present monthly detailed cost report(s) identifying relevant commercial data against all elements of the project. 

/  Manage, finalise and present a monthly project commitment & cash flow forecast for operational & finance usage. 

/  Administer the main contracts and discharge all client obligations in full. 

/  Review and update the change control register with accurate cost liability throughout pre-construction & construction phases.  

/  Review and approve monthly valuations with all vendors  

/  Cross functional collaboration to ensure successful fundraising  

/  Relationship building and regular liaison with funders and fund monitors. 

/  Ensuring commercial process and reporting allows for compliance with funder requirements  

/  Manage the project commercial reporting process, ensuring that reliable and accurate information is provided for all necessary project stakeholders.   

 

Qualifications and experience 

/  Previous experience of a lead commercial role, preferably in the data centre sector or on a major scale. 

/  Previous experience working for either an owner/operator/developer, main-contractor or cost consultant.  

/  Experience in contract creation & administration.  

/  Previous experience of managing people/teams, specifically cost consultants would be desirable.  

/  Understanding of the construction project lifecycle of a data centre or major project. 

/  Excellent communication and collaboration skills 

/  A BSc degree in Quantity Surveying 

/  Member of a professional body (MRICS) is desirable.
