The Director Fit-out Operations is a key role in our organization, delivering our initiative to upgrade our portfolio and shift from upper-midscale hotel quality to upscale proposition. In this role you will lead the major transformation of the The Social Hub portfolio and the team of refurbishment project managers, overseeing all phases of redevelopment: from design execution, to tendering & contracting, refurbishment/construction and aftercare. You will act as sparring partner to the Creative Director and his design team to develop the design concepts per asset, working closely with the senior management team and the local hotel operations. Following the successful upgraded of the portfolio, the team is envisioned to focus on the expansion effort – fit out of new hotels signed on asset-light basis (5 properties per year).

What You’ll Do:

  • Set-up and coordinate a strong team of internal and external project managers capable of delivering multiple international projects at the same time in various regions and adopting an agile approach. 
  • Coordinate project works with contractors, advisors and operational teams to phase the works with project budget and time objectives, operational needs and guest experience in mind. 
  • Design Collaboration: Collaborate closely with Design, Product, and the Creative Director’s team to review and refine design, functionality, and feasibility, ensuring brand and experience alignment. Maintain strong ties with Procurement to safeguard quality, timing, and cost efficiency.
  • Budgeting and Financial Oversight: Lead budgeting and financial oversight by providing cost estimates, supporting feasibility studies and investment memos. Collaborate with finance controllers, review FF&E budgets, and monitor contracts and expenditures to ensure budget alignment throughout design and tendering.
  • Risk Management: Assist in evaluating potential risks associated with refurbishments and contribute to strategies that mitigate identified risks. 
  • Assess impact of planned refurbishments on guest experience and implement mitigation strategies to minimize nuisance.  

What You’ll Have:

  • Prior experience in real estate, fit-out and/or refurbishment of hotels, operational projects (airports, hospitals, retail and other). 
  • Minimum of 15 years of experience in real estate development, with a proven track record in managing large redevelopment projects in hospitality industry. 
  • Strong leadership skills and experience managing multidisciplinary project teams. Exceptional interpersonal skills and proven track record of setting-up high performing team. 
  • Based in The Netherlands with frequent travel required across Europe.
