Introduction to one of our private equities within Constructor Knowledge:
We are a private equity fund with an investment focus on campus real estate development (student housing, research labs, lecture halls, canteens, sport facilities, etc) primarily in Germany. We manage full development cycle including planning, attracting financing, design, construction and operations of premises.
Responsibilities:
The Project Manager will be responsible for complete cycle of business cases realization and results for investors in 2 segments:
a) development of student housing and
b) university ancillary real estate (research labs, lecture halls, canteens, sport facilities, etc), including:
- Business planning: from initial pre-investment stage up to operational budgets - Forming financial model (with the help of analysts)
- Interaction with University management team on all key issues within project realization
- Market analysis, understanding competitors’ profile, strengths and weaknesses - Reaching consensus on the rent rates for sale lease-back of university properties
- Dealing with Design & Construction team on issues related to development and timely accounting for them in the business model
- Participation in negotiations with banks, investors and other parties regarding real estate development funding
- Pro-active leadership of overall project execution and responsibility for the end result for investors
Requirements:
- Proven experience with leading development projects in similar segments: student housing, residential, social, medical, research & education, etc
- Understanding of the full development cycle, its main participants and stages
- Detailed understanding of financial modelling and returns for investors calcs
- Experience with raising development financing in Germany
- Negotiation experience with local and/or State authorities
- Proven business negotiation skills
- Fluent German
