Role Overview

Rubix is building next-generation data center infrastructure for hyperscalers and is looking for a Director of Due Diligence to own technical diligence across all potential sites / growth initiatives globally. This is a hands-on, high-impact role responsible for evaluating sites for  acquisition, development, partnerships, and platform expansions. You will operate at the intersection of engineering, infrastructure, acquisitions and investment, helping leadership make fast, high-confidence decisions in a startup-paced environment. You will build and lead a lean due diligence function from scratch—creating frameworks, processes, driving assessments, and translating technical insights into clear business outcomes.

 

The ideal candidate is a team player who thrives in a startup environment and is excited to create and scale a global due diligence function from the ground up. They combine deep technical expertise in hyperscale data center infrastructure with strong commercial judgment, confidently translating detailed due diligence assessments, constraints, risks and issues into clear investment decisions. They are hands-on and detail-oriented, comfortable diving into power, utilities, site conditions, geotechnical conditions/risks, permitting, legal issues, environmental assessments, ecology, sustainability assessments, site modelling, site design constraints and considerations etc to enable robust due diligence and investment decisions while maintaining a strategic view of portfolio growth. They bring a bias for action, able to move quickly, prioritize effectively, and deliver high-quality outcomes under tight timelines. They understand hyperscaler requirements and can anticipate the standards needed to win and execute large-scale deployments. They are a strong communicator who simplifies complex technical topics for executive audiences. They operate independently, adapt to ambiguity, and collaborate seamlessly with all stakeholders such as  engineering, development, finance, acquisition, commercial, external partners etc. Above all, they have a high ownership mindset and are motivated by building the next generation of digital infrastructure.

 

Key Responsibilities

  • Lead technical due diligence for data center site acquisitions, developments, and partnerships
  • Lead robust site due diligence across all sites to ascertain key constraints, issues and risks to enable a full understanding of these factors for capture within Investment Models, Delivery Strategies and business decision making processes.
  • Due Diligence to include where appropriate but not limited to: utilities (fibre, power, sewage, water etc), legal, permitting, environmental, geotechnical, topographical, archaeology, traffic/transport, air quality, security, key modelling (e.g. flue, flood, acoustics)
  • Collaborate with all stakeholders to ensure key constraints, issue and risks are fully understood and accounted for within engineering, schedule, commercials, underwrite / investment models, delivery strategy and EHS
  • Establish and implement robust governance and controls over the due diligence function alongside DD reporting and pipeline management
  • Working with the Procurement Team establish appropriate procurement processes to enable optimal due diligence consultants to be appointed in a manner which enables robust / high quality due diligence outputs, speed to market and value for money
  • Evaluate hyperscale data center infrastructure including power, cooling, connectivity, redundancy, and scalability
  • Assess cloud, network, and IT architecture supporting hyperscaler deployments
  • Identify risks, gaps, and value creation opportunities and collaboratively work with wider functions e.g.  engineering, power delivery, scheduling, commercials, acquisitions etc to capture within the Delivery Strategy and Underwrite / Investment Model
  • Analyze CapEx, OpEx, and scalability economics to support investment decisions
  • Review security, resiliency, and compliance posture (e.g., uptime, redundancy, cyber, SOC/ISO readiness)
  • Evaluate delivery timelines, contractor ecosystem, and build feasibility for new developments
  • Partner with internal teams (engineering, finance, development) and external advisors to execute diligence quickly
  • Produce clear, executive-ready outputs that translate technical findings into actionable decisions
  • Build and standardize Rubix’s due diligence playbooks, tools, and global SME network

 

Required Qualifications

  • Experience leading  technical due diligence in a Data Center/Digital Infrastructure environment
  • Strong expertise in hyperscale data center design, construction, and operations
  • Experience supporting M&A, site acquisition, or infrastructure investment decisions
  • Deep understanding of:
    • Full array of due diligence topics and specialisms
    • Power infrastructure, cooling systems, and redundancy design
    • Network connectivity and cloud infrastructure
    • Data Center scalability, uptime, and performance
  • Ability to evaluate technical risk and translate into financial/commercial and schedule impact
  • Proven ability to operate in fast-paced, high-growth environments with tight timelines
  • Strong communication skills with experience presenting to senior stakeholders

Preferred Qualifications

  • Engineering background (Electrical, Mechanical, or similar)
  • Experience working directly with hyperscalers (Microsoft, AWS, Google)
  • Exposure to AI / high-density compute environments
  • Experience building or scaling data center platforms or portfolios globally
  • Familiarity with construction delivery models, site selection, and permitting
  • Financial literacy across CapEx modeling, cost benchmarking, and ROI analysis
  • Startup or high-growth company experience building functions from the ground up
