About the Role

Nscale is hiring a Manager, Market Intelligence – Americas to run the recurring market monitoring, site screening, and analytics that inform our Americas data center development pipeline. Reporting to the Director, Market Intelligence within the Americas Development team, you will be the day-to-day engine of the market intelligence function — curating our market and site database, delivering first-pass site screens, and building the GIS analytics that identify and rank powered land against Nscale's power, scale, and design requirements.

This is a hands-on analytical role, not a coordination role. You will own the intelligence itself — its coverage, its quality, and its readiness the moment a decision needs it — with room to grow into ownership of market coverage as the team scales.

You will:

- Run the routines that keep our market intelligence comprehensive, consistent, and sourced at volume.
- Turn multi-source data into clear, dated recommendations that leadership can act on with confidence.
- Partner closely with Development, Energy and Power, Preconstruction, Sales, and Finance.
- Build repeatable, well-documented processes that scale as the team grows.

Experience required: 5+ years in data center market intelligence, site selection, real estate research, energy or infrastructure analysis, or a comparable analytical role.

This is a full-time, remote-hybrid role based in the United States, covering the Americas, with travel up to 20% for market visits, site tours, and industry events.

What You'll be Doing

Market Monitoring & Intelligence Database

- Run the weekly market monitoring routine across public and internal sources.
- Curate and maintain the market intelligence database at both market (metro / utility territory) and site level, keeping the two resolvable against each other.
- Enforce provenance and vintage on every record, so every figure carries its source and its date.
- Own intelligence intake from the wider business: triage and verify submissions, and turn raw tips into structured records with a clear Nscale implication.
- Maintain refresh schedules by source and flag stale coverage before anyone relies on it.

Site Screening & GIS Analytics

- Deliver first-pass site screens against Nscale's site review framework.
- Use GIS-based powered-land analytics to identify and rank candidate sites against Nscale's requirements.
- Assemble the make-or-break data set behind each screen.
- Partner with the Energy and Power team to validate power availability and interconnection feasibility during early screening.
- Capture the score and written rationale for every declined site, so the framework improves and decisions remain defensible over time.
- Apply the scorecard consistently to keep the pipeline comparable and rankable.

Market Profiles & Competitive Tracking

- Produce and refresh market profiles for priority Americas metros, and scope coverage as secondary and emerging markets come into focus.
- Track supply, absorption, inventory, pricing, and commercial terms across primary and emerging AI data center markets.
- Monitor competitor, hyperscaler, and neocloud activity — what is being built, where, for whom, and on what timeline — and assess shifts in the competitive landscape.
- Surface mismatches between expected customer demand and available supply, and flag developments material enough to change Nscale's strategy or forecast.
- Provide the underlying analysis for the Americas market outlook and target-market prioritization.

Reporting & Stakeholder Support

- Keep site records current in pipeline dashboards and leadership materials.
- Produce clear written and graphical outputs for Development, Energy and Power, Preconstruction, Sales, and Finance.
- Answer recurring pipeline and market questions from the database, and help route repeat questions into self-serve reporting.
- Support the quarterly review of scorecard criteria and weights against the prevailing market thesis.
- Build and maintain working relationships with brokers, utilities, economic development agencies, and third-party data providers.
- Document the routines you run so they are repeatable by someone else from week one.

About You

- Bachelor's degree in Real Estate, Economics, Urban Planning, Geography/GIS, Finance, Engineering, or a related discipline, or an equivalent combination of education and experience.
- 5+ years of related experience in data center market intelligence, site selection, real estate research, energy or infrastructure analysis, or a comparable analytical role.
- Demonstrated experience building or maintaining a governed dataset — schema, source discipline, and refresh cadence — rather than only consuming one.
- Working command of the power, interconnection, and real estate fundamentals that drive data center siting.
- Strong analytical modeling skills, and the judgement to turn multi-source data into a dated recommendation with a stated confidence level and a clear view of what would change the answer.
- Advanced spreadsheet modeling and executive-ready presentation skills (Google Workspace or similar).
- Highly organized and self-directed, able to run recurring routines reliably and independently.
- Clear written and verbal communicator across analysts, engineers, and executive leadership.
- Willingness to travel up to 20% based on business needs.

Nice to Have

- Data center, power, or mission-critical infrastructure market experience.
- Hands-on GIS capability (ArcGIS or QGIS) applied to site screening, mapping, and spatial analysis.
- Exposure to Palantir Foundry or similar data and ontology platforms.
- Dashboarding and BI experience (Power BI, Tableau, or Looker). Nscale has dedicated Data and IT teams who build and maintain these, so deep specialization is not required.
- Familiarity with ISO/RTO interconnection queues (e.g. ERCOT, PJM, MISO, SPP, WECC), utility filings and rate cases, state and local incentive programs, and zoning and permitting records.
- Existing relationships with brokers, utilities, or economic development agencies in key Americas markets.
- Experience using AI tooling to accelerate research, collection, and summarization workflows.
