Director, Preconstruction Scheduling
ROLE OVERVIEW
Nscale is seeking a Director, Preconstruction Scheduling to lead project schedule development at a programmatic level for all new builds across the company portfolio. Reporting to the Vice President, Preconstruction, you will provide professional scheduling capabilities that directly enable Nscale's speed to market.
You will be responsible for creating integrated delivery schedules throughout the development lifecycle, incorporating inputs from multiple workstreams, running schedule variance analysis, and translating complex project constraints into clear, actionable schedule frameworks.
SCHEDULE DEVELOPMENT & MANAGEMENT
- Develop and manage the Preconstruction Schedule team, responsible for generation, maintenance, and publication of project-specific integrated delivery schedules and supporting basis of schedule documents across the active portfolio
- Develop conceptual and detailed schedules for multiple user groups including New Site Development, Construction, Energy, AI Infrastructure, Design and Procurement
- Review external Prime Contractor, Power & Utility, Design, Subcontractor, and Procurement schedules throughout the planning phase of the project lifecycle
- Integrate internal and external workstream fragnet schedules into a single cohesive integrated delivery schedule
- Define activities and associated scope, duration, logic, interface, and resource loading
- Investigate and incorporate project constraints — site, market, and regulatory — into the planning effort
RISK & ANALYSIS
- Create, review, and analyze critical path schedules independently, efficiently, and comprehensively
- Develop schedule variance analysis, including Monte Carlo and other risk analysis scenarios
- Work with peer groups to incorporate feedback on product, market, and site-specific factors to create detailed due diligence schedules supporting land acquisition, leasing, and major capital expenditure
- Iterate on project development scenarios and communicate tradeoffs through verbal, written, and graphical means appropriate to project goals
PROCESS & STANDARDS
- Develop policies and procedures for scheduling in coordination with peer departments
- Co-Develop P6 cloud training guidelines and roll out to teams
- Apply principles of cost estimating and productivity in establishing schedule parameters (duration, resource loading, etc.)
- Develop data analysis for development schedules and issue management reports per project procedures
- Develop NA-ELT facing dashboards, reporting, and publications to support leasing, commercial negotiations, and project status updates
- Drive continuous improvement to scheduling business processes in collaboration with vertical peers
QUALIFICATIONS
- Bachelor's Degree in Construction Management or a relevant functional discipline, or equivalent combination of education and experience
- 10+ years of related work experience in construction scheduling
- Data center or mission-critical facility experience strongly preferred
- Strong theoretical and applied understanding of the Critical Path Method (CPM) of scheduling
- Expert knowledge of Primavera P6 (latest version) and MS Project
- Extensive experience with ProCore and PowerBI strongly preferred
- Experience creating schedule risk matrices and applying risks via Monte Carlo analysis preferred
- Ability to understand and accurately interpret construction documents — drawings, specifications, and contracts — at all design levels
- Proficiency in Microsoft Office tools including Excel, PowerPoint, SharePoint, and Word
- Willingness to travel up to 25% based on business needs
The range below reflects the base salary for the position. Actual compensation may vary based on job-related factors such as skill set, experience, education, and location. In addition to base salary, this role may be eligible for bonus, equity, and/or commission programs. Nscale may offer a competitive benefits package including medical, dental, vision, flexible paid time off, parental leave, and retirement plan participation.
Salary Range
$160,000 - $280,000 USD
