We’re looking for an Architecture & Construction Lead (m/f/d) to join our expansion team at BEAT81!

In this role, you’ll lead the technical planning and execution of our new studio locations across Germany. From site assessments to construction oversight, you’ll ensure that each space is feasible, compliant, and built to perform, while staying true to BEAT81’s design standards and operational needs.

You’ll assess properties, guide layout development with external planners, manage general contractor (GC) tenders, and supervise on-site construction. As the technical backbone of our expansion efforts, you’ll take full ownership of turning high-level concepts into real-world, high-impact fitness studios.

You will:

• Site Assessments: Evaluate potential locations for technical feasibility, layout suitability, and regulatory compliance.
• Project Execution: Manage timelines, budgets, and resources to ensure efficient project delivery.
• Layout Review: Refine external design drafts to align with site conditions, building codes, and studio functionality.
• Design Coordination: Collaborate with draftsmen and lead architect to develop execution-ready plans that reflect BEAT81’s design standards.
• Tender Management: Prepare GC tender packages, lead the bid process, and assess offers for quality, feasibility, and cost.
• On-Site Oversight: Supervise construction, resolve technical issues, and ensure alignment with design intent and project goals.
• Team Collaboration: Work closely with internal teams and external partners to deliver smooth, aligned execution.
• Compliance & Documentation: Maintain clear records and ensure adherence to German building codes and BEAT81 standards.

You have: 

• 7+ Years of Experience in architecture or construction, with strong skills in site evaluation, planning, and supervision.
• A Hands-On, Solutions-Oriented Mindset and enjoy making fast, practical decisions on-site.
• Strong Organizational Skills with the ability to independently manage multiple projects in parallel.
• Fluency in German and English (C1+), with confidence working across local contractors and international teams.
• Willingness to Travel regularly across Germany for site visits and project check-ins.
• Technical Knowledge of building structures, fire safety, codes, and German regulatory processes.
• Fit-Out and GC Experience including familiarity with commercial construction phases and milestones.
• An Eye for Layout and the ability to refine plans based on operational and technical needs.
• A Sense of Ownership to deliver projects on time, on budget, and to a high standard.
• Clear Communication Skills to align technical decisions with stakeholders and bring plans to life.
